What an NRI Should Check Before Buying a Plot in Hyderabad
Four things before any payment: the layout approval number with HMDA or DTCP, the project's registration with TG-RERA, that the land is not agricultural (NRIs may not buy it), and that you will pay through banking channels or an NRE, FCNR(B) or NRO account. Then the title documents, with a lawyer. Our approvals page lists each layout's numbers.

Before you pay a token
- 01Ask for the layout approval number and check it with the authority that issued it, HMDA or DTCP.
- 02Look the project up on the TG-RERA website and match the registration number to the one you were given.
- 03Confirm the land is not agricultural land, plantation property or a farm house: an NRI or OCI cardholder may not buy those.
- 04Settle the payment route: an inward remittance, or an NRE, FCNR(B) or NRO account — never cash or traveller's cheques.
- 05Have a lawyer read the title documents and the approval, and tell you what each one proves.
What the RERA Act gives you
The RERA Act forbids a promoter to advertise, market, book or sell any plot in a real estate project without registering it. Section 19 gives a buyer the right to information on the sanctioned plans and layout plans with their specifications and, where possession is not given as agreed, to a refund with interest.
What changes when you buy from abroad
Two things. If you will not be in India to register, you need a power of attorney authenticated where you live. And for property above ₹20 lakh you need a PAN; the income-tax rules' exemption for non-residents does not cover property.
Where our layouts' numbers are
The approvals page lists every layout we sell with its approval number and its TS-RERA registration, for you to check against the authorities' own records. The glossary defines the terms on the paperwork, from encumbrance certificate to power of attorney.
